The problem with selling from abroad

An agent sale takes months and needs someone on hand for viewings, surveys, questions, and the inevitable wobble before exchange. From another country, on another time zone, with a house standing empty, it is slow and expensive: council tax, insurance, heating, and a house that looks unloved to viewers.

Sell before you go

A cash buyer can complete on your leaving date, or a week before. You take a discount for it; you avoid an empty house, a long-distance sale, and the risk of a chain collapsing while you are 5,000 miles away. If you have three to six months' notice, an agent sale started immediately may complete in time; get a cash offer in writing as a fallback and set a date by which you switch to it.

Or let it, and sell later

If you may come back, or prices are rising, letting the house and selling in a few years is an option. It means becoming a landlord (consent to let or a buy-to-let mortgage, safety certificates, an agent to manage it, tax on the rent), and capital gains tax on part of the gain when you eventually sell. Sensible for some; a headache for others.

Sorting the practicalities

  • You can sign contracts from abroad, but ID checks and signatures need arranging: your solicitor will tell you what they need before you leave, and a power of attorney to a trusted person in the UK makes everything easier.
  • Bank details for the proceeds: a UK account is simplest; overseas transfers need care with exchange rates and timing.
  • Tell HMRC you are leaving. Non-residents have to report UK property sales within 60 days.
  • Contents: sell, ship, store or leave for the buyer. Cash buyers take houses with contents in.
