What the leads look like

Every enquiry comes from a seller who has completed a four-step form: why they are selling (chain, probate, separation, arrears, relocation, landlord exit, condition, downsizing), postcode, property type and bedrooms, their value estimate, any mortgage, condition, occupancy, whether it is on the market, timescale, notes, and contact details with explicit consent to be contacted by a named buyer. No incentives and no vague "free valuation" bait. People fill it in because they need a sale.

How we work with buyers

• Exclusive. Each lead goes to one buyer. We do not sell the same seller three times.
• Named in the consent. Your firm is named on the form and in our privacy notice; the seller expects your call.
• Delivered instantly. By email, or straight into your CRM by webhook.
• Matched. Tenanted, probate, condition and regional cases go to buyers who specialise in them.

What we ask in return

• Membership of the National Association of Property Buyers and a government-approved redress scheme.
• Proof of funds available to sellers on request, and completion from your own funds or committed facilities.
• No option or tie-in agreements before offer, no fees to sellers, and offers that hold unless a survey finds something genuine and material.
• First contact within one working day, and a short note on the outcome of each lead.

Buyers who breach these are removed. Our reputation with sellers is the business.

Fees

A fixed fee per qualified lead, or a completion fee, depending on volume and region. Email us with your company name, NAPB and redress details, the regions you cover and the property types you buy.
