Sell-fast calculators
Three honest sums, no sign-up. What a cash offer means in pounds against an agent sale, what waiting for the market actually costs, and whether a bridging loan would leave you better off.
Cash offer vs estate agent, in your pocket
A cash buyer pays less but charges nothing. An agent sale gets nearer the asking price but costs fees and usually completes a few percent below asking. What lands in your account from each.
Genuine buyers are usually 75% to 85%. Slide to see the range.

Agent sale assumes 3% below asking, a 1% fee plus VAT and £1,500 legal costs, and ignores the months of mortgage and bills while you wait (see calculator 2).
What waiting for the market costs
An agent sale takes three to six months if it works first time. Every month, the mortgage and the bills keep going. This adds them up.
- Agent fee (1% plus VAT)
- £0
- Total cost of the agent route

Includes £1,500 legal costs. Does not include the chance the sale falls through and the clock restarts, which happens to roughly one in three.
Would a bridging loan leave you better off?
If the problem is timing rather than the house, borrowing against it for a few months and then selling properly can beat giving up 20% to a cash buyer. Here is the sum.
Bridging is quoted monthly: 0.7% to 1.2% is typical.
- Cost of bridging (interest + 2% fee + legals)
- £0
- Discount given up in a cash sale (20%)
- £0
Bridging on your own home is a regulated loan and needs an FCA-authorised broker; it must be repaid from a sale or a remortgage, and your home is at risk if it is not. On an investment property the rules differ. See the bridging guide.
A note on the numbers. Percentages, timescales and costs on this site describe what is typical in the UK quick-sale market in 2026. They are not offers. Any offer comes from the buyer we introduce you to, after they have assessed the property, and it is theirs alone. Take independent legal advice before you exchange contracts on any sale.
