How it works
You tell us about the property. We introduce you to one vetted cash buyer. They make the offer, directly to you. Here is every step, what it costs (nothing), and what we do with your details.
1. You fill in the form
Why you are selling, the property, timing, and how to reach you. Four short steps, rough figures fine. Nothing is a commitment. The form.
2. We read it and choose the buyer
A person, not a system, reads your enquiry and passes it to the cash buyer best placed for it: some specialise in tenanted property, some in probate, some in properties that need work, some in a particular region. One buyer, named in our privacy notice. We do not auction your details to a panel.
3. The buyer calls you
Usually within one working day. They ask a few more questions and give you an indicative figure over the phone. If you want to go on, they arrange a visit (a valuation, sometimes a survey) at a time that suits you. They pay for it.
4. A written offer
After the visit, a formal offer in writing, with the price, the completion date they can do, and confirmation that they pay your legal fees. A genuine buyer's offer does not change afterwards unless the survey finds something real and significant, and if it does they tell you what and why.
5. Solicitors, exchange, completion
You instruct a solicitor (the buyer usually pays, and you can use your own if you prefer). The buyer's solicitor does the searches and enquiries. Exchange makes it binding; completion is when the money arrives, typically 7 to 28 days from the offer, or later by agreement. Until exchange, you can stop at any time.
What it costs
Nothing, from us or from the buyer. The buyer pays us an introduction fee, which does not affect the price they offer, and normally covers your legal costs. If anyone asks you for money to receive an offer, they are not one of ours.
Who the buyers are
Independent cash-buying companies and investors that we have checked for: membership of the National Association of Property Buyers and a government-approved redress scheme (The Property Ombudsman or the Property Redress Scheme); proof of funds; a track record of completions; and a written commitment not to use tie-in agreements or to reduce offers without cause. If a buyer breaks that, we stop working with them.
What we are not
We are not a buyer, an estate agent, a solicitor or an adviser. We do not value your property, we do not make offers, and nothing on this site is advice. We are an introducer, and we tell you plainly when a cash sale is not the right tool for your situation.
Common questions
Will someone turn up at my door?
No. Nobody visits without arranging it with you first, and only if you want to go beyond the phone conversation.
Can I get more than one offer?
We introduce one buyer. You are free to approach others yourself and compare; a genuine buyer expects that. Just do not sign anything with anyone before you have compared.
Do I need my own solicitor?
The buyer usually offers to pay for one, and you can accept that or use your own. Either way, the solicitor acts for you, not the buyer. Never use a solicitor the buyer insists on if you are uneasy.
